Condominium Town Hall: Lowering Costs and Cutting Through Red Tape On February 2, 2026, Commissioner David Suarez co-hosted a Condominium Town Hall with Miami-Dade County Commissioners Vicki Lopez and Micky Steinberg focused on condo recertifications and building repairs (video recording here). Commissioner Suarez's Message: The issues boil down to two things: cost and bureaucracy. Repairs are expensive, and many owners (especially seniors) are being pushed to the brink. That is why we are working on zero-interest loan programs for homesteaded condo owners at the City level and pushing the County to restart its paused program. These loans could help fund life-safety repairs without forcing vulnerable people out of their homes. I also passed an item reducing condo recertification and permitting fees, because government should not be adding to the financial burden. On the bureaucracy side, the State Condo Ombudsman (DBPR) agreed to double their Miami Beach office hours, and our Building Department is creating a concierge-style service to help condos and small businesses navigate permitting and recertification more efficiently.
