What is MBNA's vision for this empty sand lot? If you could use your wand to transform the public lot on 46th Street that is within walking distance of our community, what would it look like? The MBNA would like to see this sand area (adjacent to MIDBEACH PARK, between the Eden Roc Hotel and the Mimosa Condominium) serve a purpose for our community. Your opitnion matter! Transforming an empty sand lot by the Beachwalk in MidBeach into a vibrant pop-up destination offers a unique opportunity to tap into the city’s dynamic culture and diverse culinary scene. Below are some curated ideas to consider that would tie in with the Blue Zones Initiative; (see below).
Additionally, Pickleball and/or Beach Volleyball courts, both popular amenities, can be added to the South section (closest the Eden Roc Hotel.)
Pop-Up Concepts for a Beachwalk Sand Lot:
1. Tropical Street Food Market. Embrace Miami’s rich culinary diversity by hosting a rotating selection of food vendors offering dishes like ceviche, arepas, croquetas, smoothies, yogurts, salads, sandwiches, etc. Drawing inspiration from events like Smorgasburg Miami, which features over 40 vendors and themed festivals with picnic tables and gathering areas, this concept can attract both locals and tourists seeking authentic flavors.
2. Sunset Garden Lounge. Create a tranquil oasis with native plants, hammocks, and shaded seating. Collaborate with local artisans and nurseries, such as those associated with the Miami Beach Botanical Garden, to offer workshops on sustainable gardening and plant care. This space can serve as both a relaxation spot and an educational hub.
3. Wellness & Art Pop-Up. Host morning yoga sessions, guided meditations, and art installations that reflect Miami’s vibrant culture. Drawing from the interactive experiences highlighted in Miami’s pop-up events, this concept can offer attendees a holistic experience combining physical well-being and artistic expression. 4. Beachside Artisan Market. Organize a weekend market featuring local craftspeople, designers, and food artisans. Platforms like Eventbrite and Instagram accounts such as @miamifriendors can be utilized to recruit vendors and promote the event, ensuring a diverse and engaging lineup.

Below is the "Coastal Construction Control Line" for MidBeach Park and the 46th Street Sand Lot.
What is the Coastal Construction Control Line Program (CCCL)? The CCCL is an essential element of Florida's coastal management program. It provides protection for Florida's beaches and dunes while assuring reasonable use of private property. Recognizing the value of the state’s beaches, the Florida legislature initiated the Coastal Construction Control Line Program to protect the coastal system from improperly sited and designed structures which can destabilize or destroy the beach and dune system. Once destabilized, the valuable natural resources are lost, as are its important values for recreation, upland property protection and environmental habitat. Adoption of a coastal construction control line establishes an area of jurisdiction in which special siting and design criteria are applied for construction and related activities. These standards may be more stringent than those already applied in the rest of the coastal building zone because of the greater forces expected to occur in the more seaward zone of the beach during a storm event. Chapter 62B-33, Florida Administrative Code, provides the design and siting requirements that must be met to obtain a coastal construction control line permit. Approval or denial of a permit application is based upon a review of the potential impacts to the beach dune system, adjacent properties, native salt resistant vegetation, and marine turtles.
